Near Market/Affordable Housing
Our Near Market/Affordable Housing Program provides safe and affordable apartments to individuals and families at rental rates set below market rates. All Leduc Regional Housing Foundation apartments are bright, clean, and spacious - bachelor, 1, 2, 3, and 4 bedroom units located in City of Leduc, City of Beaumont, Town of Devon, and the Town of Calmar.
Leduc Regional Housing Foundation's Near Market/Afffordable Housing Program is governed by the Alberta Housing Act and the Residential Tenancies Act along with the regulations associated with them.

To be eligible to apply for the Affordable Housing Program, you must first meet all six (6) of the following eligibility requirements:

If there is any doubt as to their citizenship, an applicant will be asked for proof of citizenship. Households with members holding working visas are not eligible to apply. |
Residency |
The applicant(s) household must reside within the geographical boundary of Leduc County. Priority will be given to applicant(s) where one or more individuals of the household have lived within the geographical boundary of Leduc County for at least one year immediately prior to making application; or one or more individuals of a household have lived with the geographical boundary of Leduc County for any previous ten years of their life = “Resident” status. Applications not meeting this criteria = “Non-resident” will be placed on a non-resident waiting list in order of priority. The non-resident waiting list will be used when the resident waiting list is depleted. |
Core Housing Need |
An applicant(s) is in core housing need if:
Applicants with an annual income within 20% of CNIT = “Non-CNIT” will be placed on a Non-CNIT waiting list in order of priority. The Non-CNIT waiting list will be used when the CNIT waiting list is depleted. |

The primary purpose of the Affordable Housing Program is to assist modest income individuals and families by providing affordable housing. |

Suitability of applicant is at the discretion of Leduc Regional Housing Foundation. |
Rent is set below current market value and evaluated annually.
While heat, water, waste removal, and sewer costs are included in the rental fees, tenants are responsible for the electricity expense, and such items as telephone, cable TV, internet services, and parking.

A security deposit is required upon signing of your lease agreement. The security deposit is usually equal to one month’s rent.
An application process determines eligibility for all our housing programs. The applicant is evaluated according to household income thresholds, household composition, asset limits, and citizenship requirements. Once it is determined that the applicant meets the eligibility requirements, they are placed on a waiting list for the most suitable housing program. Priority on the waitlist is determined by level of need.

A staff member will contact you by phone or email within 2 weeks to review your application with you. If your application is incomplete, a LRHF staff member will provide you with a checklist of what is required in order to process the application. |
Your place on our waitlist is determined by your needs and situation, not your application date. Depending on the priority of each new application received, you may move up and down on the waitlist. We cannot inform you of your exact position on the waitlist.
When we have a vacancy available, our Tenancy Administrators will contact you to discuss next steps in the process and ensure you are ready to move.

Leduc Regional Housing Foundation (LRHF) acknowledges the importance that animals may have in the lives of our Tenants. Tenants, in designated approved buildings, are permitted to have a pet with the prior approval of the Tenant Services Team and as long as the requirements are met properly. Owners and handlers of service animals, pets of Tenants and visiting pets must abide by all regulations as outlined in the Pet (Dog and Cat) and Service Animal: Regulations & Application.
As of June 1, 2019, all LRHF buildings are non-smoking. Residents/tenants can only smoke in the designated smoking area.
You cannot smoke in any other area on the property. This means that you cannot smoke in your suite, in any common area (stairwell, laundry room, lobby), on your balcony or patio, or any other place that has not been identified as a designated smoking area.
